Mount Colnet Senior Affordable Living

1. Seniors aged 55 and older are to be prioritised as tenants. 

2. Seniors who have lived in Tofino for at least 5 years will be prioritised as tenants. 

3. To be eligible to live at Mt. Colnet Villa tenants must have incomes that meet the BC Housing Low and Moderate Income Limit and 

a. Have lived in the Alberni-Clayoquot Regional District for 2 out of the last 3 years. 

4. The Tofino Housing Corporation will strive to make as many of the 4 units available to Seniors on fixed or with low incomes as possible, while be able to break even on the financial operations of the Mt. Colnet Villa, maintaining the building as a responsible landlord and establishing a reasonable sized capital reserve.

5. The Tofino Housing Corporation will keep a waitlist of prospective tenants who meet criteria 1, 2 and 3.

6. Selection of tenants to live at Mt. Colnet Villa will be as follows:

a. Based on the position of applicants on the wailist and 

i. Who meet criteria 1 and 2, and

ii. Whose rent, minus any SAFER assistance, is 27% or more of monthly income. 

b. Where there are no prospective tenants on the waitlist who meet criteria i and ii, a random selection of an applicant who complies with criteria i and ii who applied by a specified deadline. 

c. Where no applications are received by applicants who meet criteria i and ii, the position of other prospective tenants on the waitlist will be used to select a new tenant.

d. Where there are no prospective tenants on the waitlist and no applications received by applicants who meet criteria i and ii, then a tenant who meets criteria 3 will be selected at the discretion of Tofino Housing Corporation staff. 

7. The Mt Colnet Villa will be a non-smoking building, except for tenants occupying their units as of May 29th, 2023. 

8. Mt. Colnet Villa tenants may keep up to 1 pet that can include cats, caged animals, or dogs weighing 30 lbs or less.
