The BC Housing Community Housing Fund has selected both Headwaters North (35 units - Building A) and Headwaters South (37 units - Building B) as affordable rental housing projects. A mix of studio, 1 bedroom, 2 bedroom and 3 bedroom units will be rented to families, seniors and others at a range of different rents. Twenty percent of the units will be affordable to those on fixed incomes or social assistance, 50% of the units will have rents fixed to 30% of household income and generally eligible to those making up to $83,500 and 30% of the units will be affordable market units with rents ranging between approximately $1150 and $2300 depending on unit size and available to those making up to $82,310 for studio and 1 bedroom and $128,819 for 2 bedroom and 3 bedrooms.

The Tofino Housing Corporation is conducting a survey to understand the current demand for different types of housing in Tofino. Survey responses will be used to guide THC choices on what type of housing to build in our next phase of development and what price points are realistic for new rental and Price Restricted Resident Restricted housing. The THC is working with the District of Tofino and other potential partners to secure additional sites to achieve our 2030 development goals of 150 rental units and 30 Price Restricted Resident Restricted homes.

The survey seeks information about your current housing, what type of new housing your household is looking for and what you can afford. We are also seeking your opinion about possible changes to the application selection Lottery policies after receiving feedback through the Creekside selection and tenanting process.
Construction is continuing on Headwaters North and South. Recent progress has included:
The planned progress through end of May into June includes for the north building gypcrete installation, windows installation, deck framing, completing the roof and electrical and mechanical rough-ins. For the south building completion of interior backfill, backfill compaction testing, underslab insulation and vapour barrier installation and continue to form and pour concrete walls.
The Tofino Housing Corporation completed the Purchase Lottery on October 4th for the half-duplexes at 346 and 356 Peterson Drive.
The Purchase Lottery included a total of 6 eligible applicants that were randomly ordered. All applicants were given an opportunity to get pre-qualified for a mortgage to be able to sign a Pre-Construction Purchase Contract. Unfortunately, there were not enough of the applicants who were able to pre-qualify and the Tofino Housing Corporation has put the Peterson Drive Duplexes project on hold. We are now in the process of considering what to do next, including reviving the project under similar or revised parameters.

As the construction of the rental housing at 700 Sharp Rd (down the road from the Dolphin Motel) is underway and the first apartment building at DL 114 (up behind the Peterson Drive housing) is scheduled to begin construction later this year, the THC has released an overview publication: why THC exists, who is eligible for THC-facilitated housing and how THC is funded.
The Tofino Housing Corporation has released its 2021-2023 Strategic Plan. The plan outlines a renewed vision, mission, four focus areas and the strategic priorities for the next three years. THC has a vision of A safe, secure and affordable place to live is available to all people who call Tofino home with a mission to facilitate development and operation of below market housing in Tofino. The Plan is the Corporation's guide to take it through this first phase of development at DL 114 and Sharp Rd and the actions required to set the stage for meeting its 2030 development target.
